Accessory Dwelling Unit (ADU) Tour

When should an extensive remodel become a new build? This 1940’s childhood home was redesigned and rebuilt to accommodate a bustling family of five that opens their doors regularly to host large gatherings. As the builder’s very own home, every inch was meticulously thought through and beautifully designed with a function-first mindset, including an ADU and in-house elevator for aging in place. Confused about green building technologies and whether you should care? This home also boasts “near passive” home qualifications and showcases a variety of high-performance technologies available to improve the comfort and health of your home. This home was designed by H2D Architecture + Design.

The kitchen is designed for an avid cook, baker, and entertainer. A 60” range balances beautifully with an oversized island with built-in cutting board. The stunning marble countertops are cured and protected against even the toughest elements. A mix of custom oak and painted cabinetry is not just beautiful but filled with function first features - glass paneled flour and sugar drawers, floating shelves for commonly used items, custom drawer inserts to keep gadgets organized, and more.

Custom milled rustic white oak flooring is found throughout the home. The living room space is designed to be open and provide ample seating for this football-watching family of five. It is flanked by custom cabinetry that is designed to display and store the record collection inherited from previous generations. The smart home features allow the turntable to be tied into the home audio system. A nano-door wall provides a beautiful view of the Puget sound and opens in the warmer months to provide seamless living between the outdoor patio and interior spaces.

The dining room and buffet are designed to make hosting and accommodating guests stress-free. A floor-to-ceiling beverage fridge, undercounter icemaker, and beer tap allow guests to serve themselves. The buffet cabinetry is designed to store and provide easy access to a variety of stemware. And a custom built 12-foot white oak dining table provides a spacious place to gather with friends and family.

The function first design of the laundry room makes household chores and activities a breeze. An upstairs laundry chute delivers clothes directly to the basket. The custom cabinetry opens to reveal a “gift wrapping station” and paper roll storage space. The laundry room also contains an extra refrigerator and custom pantry for supplies. The eye-catching soft black patina floors are a unique Belgian Bluestone containing fossils and the corner sink is a reclaimed and refinished antique.

 

The upstairs is complete with 3 perfectly sized children’s bedrooms, a kid’s bath, and a master bedroom suite. Highlights include the breathtaking water-etched tile wall in the master bath, a Carrera shower with floating bench, and tons of custom built-in storage throughout.

The basement media and game room provide a place for kids to escape and call their own. Concrete floors with radiant floor heating provide a durable surface with consistent temperatures. Handmade bricks provide warmth and visual texture while being highly durable. The downstairs also features a separate Accessory Dwelling Unit (ADU) that lurks behind a hidden steel door. The door sealing technology and surrounding walls are purpose built to provide soundproofing between the main home and potential tenants.

The basement also contains a multi-functional room. While the area serves primarily as a workout space and children’s craft area, the room can easily be transformed into guest quarters with a pull-down murphy bed.

The space underneath the deck was recaptured and transformed into a 500+ sq. foot ADU complete with a queen bedroom, full kitchen, and washer & dryer. This space was purpose built to serve as a standalone rentable unit and doubles as overflow space for family guests when needed. This ADU has a separate exterior entrance and is also accessible from the main home via a concealed steel soundproof door.

This home showcases a variety of different high-performance technologies throughout. Insulated Concrete Form (ICF) foundation walls were used not only for efficient building but for superior insulation and thermal control. Multi-layer wall assemblies with cellulose insulation, Gutex fiber panels, Zip sheeting, Mento house wrap and a mess rain screen work together to provide a continuous layer of insulation that reduces thermal bridging, creates a water resistant and airtight barrier, all the while allowing moisture to escape. There will be mock-ups of these wall technologies for you to see! The upper levels of the home use ductless heat pumps with ceiling cassettes. A technology that allows for efficient heating and cooling while visually blending in with the environment. This home also touts a highly efficient and “healthy” Zehnder air system that unnoticeably and continuously cycles fresh and filtered air throughout the home.
