The arrival of the owners’ second child was the catalyst for this project, which added a second floor with three bedrooms, two bathrooms, and a laundry room, creating an all-new home without having to move! Now the first floor features a practical, family-friendly open plan with ample space for the kids to play and grown-ups to visit—creating new possibilities for this growing family in the existing footprint.

This second story addition almost didn’t get built. Happily, though, after speaking to a realtor and other builders, the owners discovered they preferred a more traditional floor plan than is being built currently. And they wholeheartedly wanted to stay in their Ballard neighborhood, and even more precisely on their street.

Now, there is a spacious second floor with a classic plan of three bedrooms, two bathrooms, and laundry room. The primary bedroom has a view of the Space Needle—a delightful surprise—and a custom closet. The kids’ bath is simultaneously fun and mature.

The existing washer and dryer were re-located from the basement to a new bright, spacious room.

The main floor was close to fully demolished except for the kitchen and the guest bedroom, which remained largely untouched. The TV room at the front of the house was designed to be a flex space as the needs of the family evolve with a triple pocket door to close off the room when needed. And don’t miss the secret hideout behind the bookshelf in this room!

The new covered back deck was enlarged, and the ceiling height was lifted from barely over 6 feet to 8 feet high with IR panels to provide heat all year long. Underneath this back deck is an amply sized storage area carved out of the dirt in the old back yard.

To support all these new spaces, the home’s systems were updated, including new zoned heat pumps, electrical (with knob and tube decommission), and plumbing.
